Asheville Seasons Bed and Breakfast

Reservations and Deposits

Reservations and deposits can be made online.
Reservations can be guaranteed with a valid Master Card, Visa, Discover, or AMEX.
A 50% deposit is required for all reservations.
A confirmation by email will be sent within 48 hours for your review.
Payment in full is expected for reservations during Holidays and Leaf Season at the time of reservation.
Room rates are based on double occupancy.

Deposits by check

Checks must be received a minimum of 30 days prior to your reservation date.
Personal check deposits must be received within 7 days from the date that the reservation is made.
A confirmation by email will be sent to you once payment is received.

Cancellations

Cancellations more than 21 days out will receive a full refund less $36.00 processing fee plus sales tax.
Cancellations 7-21 days of arrival will receive a credit towards a future booking less a $36.00 processing fee plus sales tax.
A cancellation within 7 days of reservation will be subject to and charged for all nights reserved, including all applicable taxes.
A 30 day cancellation is required for all Holidays* and Leaf Season*, less a $36.00 processing fee plus sales tax.
Cancellations within 30 days of Holiday* and Leaf Season* reservations are subject to be charged for all nights reserved, including all applicable taxes.
Early departures and partial cancellations fall within the guidelines of our cancellation policy.
*Holidays are as follows: Wednesday prior to Thanksgiving day through Sunday
after Thanksgiving day, December 23rd through January 1st, February 14th,
Friday through Monday of Memorial Day Weekend, July 3rd through July 5th,
Friday through Monday of Labor Day weekend.
*Leaf Season is September 28th through November 3rd.

Upon Arrival and Departure

Check-in hours are from 4:30-7:00 pm.
Should your arrival be after check-in hours, please notify us as to your arrival time to ensure untimely delays in your check-in process.
Balances are due upon check-in. Acceptable payments include cash, traveler’s check, or a valid Master Card, Visa, Discover or AMEX. *a photo ID is required*
Check out is 11:00 am on the morning of departure. We are sorry, but are unable to extend check-out times due to arriving guests.

Smoking Policy

To ensure the comfort of all guests, Asheville Seasons B&B is a NON-SMOKING establishment. Smoking is not acceptable in/outside the property. Should a guest smoke within the Inn, a cleaning fee with a minimum of $375.00 will be charged to your credit card.

Damages

Should any damages occur, the cost for repair or replacement will be the responsibility of the guest.
For the safety of our guests we do not allow candles in the rooms. For any wax damage, there is a minimum of a $175.00 cleaning fee.
